When it comes to sales of luxury residential developments in Boston, business has never been better, according to Joshua A. Golden, the owner of Luxury Residential Group, a real estate company in the city. “There are a lot of new buildings in Boston, and the properties are selling at a brisk pace,” he says.
Although people fled Boston in the wake of the pandemic—as they did from cities around the country—they’ve since come back, Golden says, and they want to live in one of the swanky new developments. Furthermore, empty nesters are also moving in for the first time. High-end condominiums in town cost an average of $1,800 to $2,000 a square foot, he says, but waterfront properties and penthouses can command upwards of $4,000.
Serious buyers would do well to close a deal when they have the opportunity, Golden advices. “The inventory is incredibly low right now,” he says. “I have buyers willing to pay between $25 to $30 million for a condo and nothing to sell them.”

St. Regis Residences Boston
Starting price of residences: $2 million
Scheduled to open next year, St. Regis Residences is located on the Seaport waterfront and has an architectural style that’s inspired by a ship’s mast and sail. Residents can enjoy city and harbor views from their floor-to-ceiling windows and Juliette balconies. They also have the option to lease a boat slip at the nearby pier and can take advantage of a yacht charter membership plan that gives them access to a fleet of crewed Hinkley Yachts.
Raffles Boston Back Bay Hotel & Residences
Starting price of residences: Not yet released.
Debuting in the fourth quarter of 2022, Raffles will have 146 residences and a host of attractive amenities. They include six dining venues including a speakeasy and patisserie, a gym with city views, a spa, and a 60-foot indoor pool. Raffles will also feature a three-story lobby with a striking staircase that spirals through the atrium and has curved oak stairs and copper balusters.
EchelonSeaport
Starting price of residences: $800,000
Comprised of two condominium towers—133 Seaport, A Regent Collection and 135 Seaport, A Regent Collection—EchelonSeaport is a 3.5-acre, 1.33 million-square-foot, mixed-use waterfront development designed by KPF and Jeffrey Beers International. The towers are linked by a bridge and feature a central courtyard with plenty of areas to sit. Residents enjoy city and water views from their homes and can avail themselves of an impressive 60,000 square feet of amenities. The long list includes two outdoor pools, an indoor infinity-edge pool, a fitness center with an indoor basketball court, a spa, two sky lounges, an outdoor dog run and pet spa, and golf simulator.
The Alyx at EchelonSeaport
Starting price of residences: $3,000 a month
Also part of EchelonSeaport, The Alyx has 270 apartments for rent. It features a stepped-tower design and terraces with city and water views. Amenities include a 75-foot outdoor swimming pool, a 24-hour gym with on-demand fitness classes, an outdoor wellness space for yoga and fitness classes, an outdoor dog run-and-play park, and multiple resident lounges.
The Parker
Starting price of residences: $600,000
Overlooking Boston Common, The Parker offers 147 residences with a clean, refined design. The homes stand out for their 9-foot ceilings, oak floors, brass pendants, and oversized windows that allow for an abundance of natural light. Amenities include a gym, billiards room, speakeasy lounge, and theater room. The development is scheduled to be completed next year.
The Quinn
Starting Price of Residences: $800,000
In Boston’s South End, The Quinn was designed by the renowned Robert A.M. Stern Architects and Meyer Davis design firm. The 101 condominiums feature open layouts and touches such as wood cabinetry, polished stone, and marble bathrooms.
